Our Prince William County location offers lower property tax rates than Loudoun County (Ashburn), resulting in significant cost savings that can be passed on to customers. You maintain immediate access to the same Ashburn data center ecosystem, carriers, cloud on-ramps, and internet exchange points while benefiting from our 142-acre purpose-built campus with room for continued expansion. Our facilities feature newer infrastructure, higher power densities for AI workloads, and the industry's most comprehensive compliance certifications. Compared to Washington, DC, and Reston, Manassas offers significantly lower operating costs, more available land for expansion, and easier permitting processes while remaining within the same fiber ecosystem.

Iron Mountain currently operates seven data centers on our Manassas campus, with multiple additional facilities in active development or in future planning. Our 142-acre campus master plan supports continued growth with over 2 million square feet of existing and planned space and more than 400 MW of total IT capacity. We recently acquired an adjacent 40-acre site that will enable two additional data center buildings with an estimated 150 MW of capacity, along with a new electricity substation to ensure uninterrupted power across the entire campus.

In addition to our 142-acre Manassas campus with 400+ MW of capacity, Iron Mountain recently acquired a 66-acre development site in Richmond, Virginia, where we plan to build a new data center campus with more than 200 MW of expected capacity. Located at White Oak Technology Park in Henrico County along the I-64 and I-95 corridors, this new Richmond campus will serve customers requiring rigorous compliance with proximity to both Northern Virginia and the submarine fiber cable landings at Virginia Beach.
