The strategic advantages of Manassas colocation in Virginia

Strategic location in the world's most connected data center market with unmatched infrastructure, power availability, and cost advantages

World's Densest Interconnection Hub

Northern Virginia hosts the world's most concentrated intersection of fiber networks, submarine cables, and internet exchange points. With Virginia Beach submarine cable landings and Ashburn's legendary "Data Center Alley" ecosystem just minutes away, our Manassas data center campus provides seamless access to all major cloud platforms, 20+ on-site carriers, and metro access to AWS and Azure. Low-latency connectivity to the Northeast corridor and strategic access to federal networks make this the optimal location for hybrid cloud and disaster recovery.

Compliance-Ready for Government and Regulated Industries

Northern Virginia's proximity to federal agencies makes our campus ideal for organizations requiring stringent security standards. Our Manassas data centers hold DCOS Maturity Level 3 (VA-2) certification, EPA Energy Star certification (VA-1 & VA-2), FedRAMP authorization, FISMA High accreditation, and comprehensive certifications, including SOC 2 Type II, HIPAA, HITRUST, PCI-DSS, and ISO 27001. We deliver the security, transparency, and audit readiness your mission demands.

Smarter Economics, Superior Value

While offering the same world-class connectivity and infrastructure as Ashburn, our Manassas data center location delivers significant economic advantages. Customers benefit from lower property tax rates compared to Loudoun County, while the Virginia data center tax exemptions provide substantial savings on sales and use taxes for qualifying equipment. Combined with competitive power pricing and our energy-efficient PUE designs, organizations realize meaningful operational cost reductions without compromising performance or reliability.

Frequently asked questions

What makes Northern Virginia unique as a data center market?

Northern Virginia is the world's largest and most mature data center market, hosting over 3,200 MW of capacity—more than any other location globally. Located just outside of Washington, D.C., the region benefits from the world's densest fiber network intersection, proximity to federal government agencies, direct access to submarine cable landings at Virginia Beach, and Virginia's pro-business data center tax incentives. This combination of connectivity, strategic location, robust power infrastructure, and economic advantages makes Northern Virginia the preferred choice for hyperscale cloud providers, government contractors, and enterprises requiring mission-critical infrastructure.

Why choose a Manassas data center over an Ashburn data center for colocation?

While both locations offer excellent connectivity to Northern Virginia's exceptional ecosystem, Manassas provides distinct advantages. Our Prince William County location offers lower property tax rates than Loudoun County (Ashburn), resulting in significant cost savings that can be passed on to customers. You maintain immediate access to the same Ashburn data center ecosystem, carriers, cloud on-ramps, and internet exchange points while benefiting from our 142-acre purpose-built campus with room for continued expansion. Our facilities feature newer infrastructure, higher power densities for AI workloads, and the industry's most comprehensive compliance certifications. Compared to Washington, DC, and Reston, Manassas offers significantly lower operating costs, more available land for expansion, and easier permitting processes while remaining within the same fiber ecosystem.

How many data centers does Iron Mountain operate in Northern Virginia?

Iron Mountain currently operates seven data centers on our Manassas campus, with multiple additional facilities in active development or in future planning. Our 142-acre campus master plan supports continued growth with over 2 million square feet of existing and planned space and more than 400 MW of total IT capacity. We recently acquired an adjacent 40-acre site that will enable two additional data center buildings with an estimated 150 MW of capacity, along with a new electricity substation to ensure uninterrupted power across the entire campus.

What compliance certifications do your Northern Virginia data centers hold?

Our data centers in Virginia maintain the industry's most rigorous compliance program, including: DCOS Maturity Level 3 (VA-2 - first in the U.S.), FedRAMP authorization, FISMA High, CMMC, SOC 2 Type II, SOC 3, PCI-DSS, HIPAA, HITRUST, ISO 27001, ISO 50001, ISO 14001, ISO 9001, ISO 22301, NIST 800-53, TIA-942, BREEAM and EPA Energy Star certification. This comprehensive compliance framework makes our campus ideal for federal agencies, government contractors, financial services firms, healthcare organizations, and any enterprise in highly regulated industries.

What network and cloud connectivity options are available?

Our Northern Virginia campus provides best-in-class connectivity options, including 20+ on-site carriers, redundant meet-me rooms (MMRs), diverse fiber points of entry (PoEs), metro access to AWS and Azure, Megaport on-site for cloud on-ramping, and SD-WAN connectivity options from leading providers. Our strategic location between Ashburn and Washington, D.C., ensures low-latency access to all major internet exchange points, submarine cable systems landing at Virginia Beach, and the whole Northern Virginia carrier ecosystem.

What other data centers does Iron Mountain have in Virginia?

In addition to our 142-acre Manassas campus with 400+ MW of capacity, Iron Mountain recently acquired a 66-acre development site in Richmond, Virginia, where we plan to build a new data center campus with more than 200 MW of expected capacity. Located at White Oak Technology Park in Henrico County along the I-64 and I-95 corridors, this new Richmond campus will serve customers requiring rigorous compliance with proximity to both Northern Virginia and the submarine fiber cable landings at Virginia Beach. Combined with our continued expansion in Manassas, Iron Mountain offers Virginia colocation customers unmatched capacity, geographic diversity, and growth options.
